The Bend Retreat is a double fronted red brick house with access to the front of the property. We have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you.
There is an extensive website with descriptions and pictures of all the rooms. Bookings/enquiries can be made directly from the website, or via telephone or by letter.
Guests are provided with written directions to the cottage (available in different font size) and general helpful information about the area and dining suggestions. Hinton Admiral British Rail station is 1.5 miles away. The nearest village, Bransgore, is 1.2miles away by car or 1 mile if you walk through the park (directions in welcome pack).
An access statement is available on the website and a copy is in the ‘Welcome File’ in the house.
Car parking space is provided for approximately five cars on the drive.
Other cars can be parked on the road but not directly outside the house, as there is a private access drive to other properties, which must not be blocked.
Luggage can be unloaded at the front or from the drive, at the side of the property, both of which are gravel. Entering from the side gravel drive, there are four brick steps (20cm) up to the front garden gravel path (85cm wide) which then steps up (9cm) onto the main brick path which leads to the front door. Entering from the gravel road at the front of the house, there is one 15cm step up to the main brick path (85cm wide) leading to the front door. This leads up to an open brick porch (80cm wide).
The front door is the main entrance. A brick path leads from the front of the property and a 5cm step leads you into the porch area (stone) and there is another 4cm step up through the front door. The front door is 79cm x 200cm with a hinge to the left.
Inside the front entrance is a corridor that has wooden floors and is 85 cm wide with the lounge, kitchen and dining room leading from it. (a radiator restricts the width in the hall to 78cm for part of the distance).
The light switch is on the wall next to the door on the right immediately as you come in.
The kitchen is straight ahead through a door 75cm x 194cm.On the work surface on the centre isle is the ‘Welcome Pack’ which has all the details of the cottage in.
The lounge area is open plan directly with the kitchen. There are two seating areas in the lounge. One area has 2 sofas and 2 armchairs positioned around a coffee table and an open working fireplace. The other area has a larger sofa and three armchairs positioned around a coffee table and television/DVD with remote controls. There is oak flooring throughout with three long pile rugs and free space of at least 2.5m x 2.5m. Triple folding and sliding doors open to access the garden.
The dining room has oak flooring and is directly off of the kitchen via an opening of 72cm x 194cm. It can also be accessed from the hallway via a door also 72cm x 194cm. The dining room has a rectangular table 90cm x 3m and 78cm high with 12 upholstered chairs with no arms and two fold up chairs in the corner of the room. There is at least 90cm space either side of the table and 70 cm at either end. The table is movable.
The Games room is on the lower ground level and is accessed from the hallway down 11 steps (20cm high) with a handrail to the left.
The Games room provides a table tennis table and various books and games. The entrance door size from the hallway is 66cm. Double doors open up onto three steps that lead up to the garden.
The utility room is next to the kitchen and has a standard size front loading washing machine and dryer. There is also an extra under counter fridge and space for coats.
First floor: 1 double with en-suite (bedroom 1), 1 twin and 2 twin/double. (bedrooms 2 – 4), 1 shared bathroom.
Lower Ground: 1 double and 1 twin/double.(bedrooms 5 and 6), 1 shared large shower room.
Non-feather duvets are provided for each room with two pillows per person: one non-feather and one feather. All bed linen is 100% cotton.
All bedrooms on have oak floors with §a short-pile rugs.
All bedroom doors on the first floor are 73cm wide x 198cm high and on lower ground are 67cm wide x 198cm high
The first floor is reached from the hallway via a staircase with 14 steps. There is a landing (170cm x 80cm) after 12 of the steps and a return with two more steps. The steps are 19cm high and there is a handrail of 90cm high to the right.
Bedroom 1 (with en suite bathroom)
There is a 6ft king size bed with 60 cm space to the left of the bed and 2.1 m to the right. The main light switch is to the left of the door and there are three separate lamps, two either side of the bed.
A 15cm step leads down into the en-suite bathroom.
The 6ft zip and link bed can be made up as a king size bed or two 3ft singles. Space to the left of the bed is 2.4m wide and to the right is 70cm wide.

The 6ft zip and link bed can be made up as a king size or divided into two 3ft beds. Space to the left of the bed is 60cm wide and space to the right is 1.1m wide. There is free space in the bay at the end of the beds of 1.7m x 2.4m.

The 6ft zip and link bed can be made up as a king size or divided into two 3ft beds. However it is the smallest room and is better as two singles with space in the middle of 50cm.

A staircase leads down from the hallway to the lower ground area. There are 11 steps down with a platform (110cm x 75cm) and turn on the 10th. There is a handrail of height 90cm to the left.
The corridor leading to this bedroom is 65cm wide. There is a 5ft zip and link bed which can be made up as two 2ft 6 inch bed. This is the second smallest room. Space to the left of the bed is 1.5m wide and space to the right is 50cm wide.

The door to this bedroom is directly off of the playroom. It has a 7ft zip and link super king bed which can also be made up as two 3ft 6 inch singles. The space in the middle of the beds is 70cm. The main light switch is at the door and there are three separate lamps, two either side of the bed. This is a large room with an empty space of 2.7mx.2.7m.
Ground Floor Toilet
The ground floor toilet and sink is off of the kitchen, through the utility room. A 18cm step leads down into the utility room and the door width is 66cm. There is limited space available. There are ceramic tiles on the floor.
Lower Ground Shower Room.
The lower ground floor shower room is shared with bedrooms 5 and 6. The door width is 67cm. It is a power shower and the cubicle is 100cm x 80cm with a rim height (step over) of 15 cm. The entrance to the shower is 50cm wide. There is 180cm x 90cm free space in the room. The toilet height is 43cm and the sink height is 78cm. There are ceramic tiles on the floor.
First Floor Bathroom
This bathroom has a bath with an overhead power shower. The bath height is 50cm, toilet seat height is 43cm and the sink height is 78cm. It is shared between bedrooms 2, 3 and 4 upstairs. The door width is 66cm. There are ceramic tiles on the floor.
En-Suite Bathroom to Bedroom 1
This bathroom has a bath with an overhead power shower. The bath height is 50cm, toilet seat height is 43cm and the sink height is 78cm. It is shared between bedrooms 2, 3 and 4 upstairs. The door width is 66cm and a 15cm step leads down into it. There are ceramic tiles on the floor.
The Kitchen entrance is 72cm wide from hallway and It is open plan to the lounge area. There are units to three walls and a centre isle with at least 90cm all around it. The worktop height is 90cm. There are two ovens with the highest shelf at 115cm high and the lowest 20cm. The sink and hob are both 90 cm high. The tall fridge freezer highest shelf is 165cm.
There are ceramic tile on the floor. It is an evenly lit kitchen with spotlights above work surfaces.
There is a large garden at back, mainly laid to lawn, with a paved pathway leading from the gravel parking area, around the side and back of the garden and onto a large patio area.
Inside the house the garden is accessed from the living room through the triple folding doors (2.4m wide). Three 23cm high wooden steps lead down to a small raised deck area which has a table and two chairs, then 5 more steps with 1m high handrails either side lead down onto a paved terrace with a table for 12 and a large lawn
The garden is also accessed from the utility/boot room, down 8 wooden steps (20cm high) with handrail either side, and from the playroom via double doors (196 wide) with three brick steps of 23cm leading up to the garden.
There is also access to a small pretty front garden area via the front door.
The premises are non smoking. The information folder is produced in size 14 font (can be increased on request). There is a separate folder for all manufacturers’ instruction leaflets and places of interest leaflets.
Light switches are at a sensible height to reach from sitting and standing position. There is reasonably good mobile phone reception.
